August property-value data remains relatively steady across Mount Maunganui, Papamoa Beach and Otumoetai, while the Reserve Bank lifted the OCR to 2.75% on 2 September. Buyers still have choice, so presentation, pricing and patience matter as spring stock begins to build.

- Buyer behaviour
Buyers are still comparing carefully rather than rushing. Homes that make sense on price, condition and location are the easiest for people to act on.
- Presentation
Move-in-ready presentation matters. Clean, well-maintained homes with clear property information give buyers fewer reasons to hesitate.
- First-home buyers
First-home buyers remain active in the more affordable parts of the Mount, Arataki and Papamoa, but finance and due diligence are still shaping what they can move on.
- Pricing
The gap between a good launch and an optimistic one matters. We would rather start with evidence, listen to buyer feedback and adjust quickly than chase the market.

- An established residential pocket with convenient access to the beach, Bayfair, schools, sports facilities and main routes across the Mount and Tauranga.
- Who it suits
- Families, downsizers and buyers who value established streets, garaging, off-street parking and usable outdoor space.
- Recent activity
- Current listings show a mix of three- and four-bedroom family homes, with buyers comparing condition, sun, land, parking and proximity to the beach closely.
- What we're noticing
- North-facing outdoor living, practical garaging and well-presented interiors tend to stand out because they solve the everyday things buyers actually care about.

“Should I renovate before selling?”
Usually, we would not recommend jumping straight into a full renovation. Start with the things buyers notice immediately: fresh paint where it is needed, a proper clean, tidy landscaping and fixing obvious maintenance issues. Bigger renovations can make sense in some homes, but not every dollar spent comes back in the sale price. Before committing to anything expensive, get us around first and we can help work out what is actually worth doing.

The OCR increased to 2.75% on 2 September. The next RBNZ decision is 28 October, so we will be watching how lenders and buyers respond in the meantime.

September and October should give us a clearer read on how much fresh stock is coming to market and whether buyer choice increases.

REINZ's latest national data shows properties taking longer to sell than a year ago, reinforcing the need for realistic pricing and good campaign preparation.
- 04Local differences
The Mount, Papamoa, Otumoetai and wider Tauranga do not move in exactly the same way. We will keep tracking suburb-level values and enquiry rather than relying on one Bay-wide headline.
