Spring stock is here — but this market rewards the well-prepared

Fresh listings across the Mount, Papamoa and central Tauranga are up 14% on August. Well-priced, well-presented homes are moving in under a month; anything left of market is quietly stalling. Here's what the numbers show — and what we're actually seeing at open homes.

What We're Seeing on the Ground

Real observations from buyer inspections, negotiations and open homes across the Bay this month.

  • Buyer confidence

    Turnout at open homes is up noticeably since the last OCR cut — but buyers are asking sharper questions and doing more due diligence before writing offers.

  • Conditional offers

    Around 6 in 10 accepted offers are still conditional on finance or building. Sellers who prepare a builder's report up-front are converting faster.

  • Auction activity

    Clearance rates are climbing back through the 60s. Vendors with realistic reserves are seeing genuine competition on the day.

  • First home buyers

    FHB enquiry is the strongest we've seen in twelve months, concentrated between $780k and $1.05M in Arataki, Bayfair and Papamoa.

  • Investor enquiry

    Quiet but returning. Yield-focused buyers are watching central Tauranga units and Papamoa townhouses closely.

  • Presentation

    Styled homes with professional photography are selling 11 days faster on average than un-staged listings in the same suburb.

Modern turnkey homes, walkable to the beach, and one of the newest school catchments in the Bay. Family-focused with real community energy.
Who it suits
Growing families, professional couples relocating from Auckland or Wellington, and downsizers wanting single-level living without giving up space.
Recent activity
18 sales in the last 90 days, median $1.14M, average 32 days on market. Two auctions this month sold above CV.
What we're noticing
Buyers are prioritising north-facing sections and homes with a genuine second living area — those two features consistently pull multiple offers.

Should I renovate before selling?

Almost never a full renovation. Buyers rarely reimburse you dollar-for-dollar for someone else's taste. What genuinely pays back: fresh paint in neutral tones, a professional deep clean, tidy landscaping, and fixing anything that would show up on a builder's report. Spend $6–12k thoughtfully instead of $60k structurally. If your kitchen or bathroom is truly end-of-life, then you can account for that.  The largest mistake sellers make is renovating to their own taste so be aware of this. What We're Watching

  1. 01
    OCR decision

    The next RBNZ review is late November. Markets are pricing in a further 25 bps cut — which would flow through to fixed rates within a fortnight.

  2. 02
    Spring stock

    Listing volumes typically peak mid-November. Expect the widest choice of the year over the next four weeks.

  3. 03
    Interest rates

    One-year fixed rates from the main banks are sitting between 5.29% and 5.49%. Any further OCR movement should compress that band.

  4. 04
    Infrastructure

    The Papamoa East interchange work is on schedule for completion in early 2027 — commute times to the CBD are already improving.

  5. 05
    Auctions

    We expect clearance rates to hold through Spring as vendors adjust reserves to meet the market.

It was an awesome day filled with plenty of community spirit, familiar faces and a great reminder of what makes this part of the Bay such a special place to call home.

Duncan was proud to host and auctioneer a charity event in support of Wish4Fish, helping raise funds to give more young people the opportunity to get involved in team sport. It was a fantastic event for a great cause, bringing people together, raising much-needed funds and supporting an organisation doing meaningful work within our community.
