What is my Mount Maunganui home worth?
It is the question we get asked more than any other — usually long before anyone is ready to sell. Suburb medians and online estimates are a starting point, but they are built from averages, and nobody actually sells an average home. Your value comes from your street, your section, your condition and what buyers can choose instead of you right now.

What actually affects your home’s value?
These are the things we weigh up when we walk through a Mount home — and the reasons two properties on paper-identical sections can sit in different parts of the market.
Street position and setting
Two homes of similar size on different streets can sit in quite different parts of the market. Traffic exposure, outlook, privacy and how the street feels day to day all show up in what buyers will pay.
Land, title and section usability
Freehold, cross lease or unit title changes what an owner can do with a property. So does whether the section is flat, fenced, private and genuinely usable, rather than simply large on paper.
Sun, aspect and outdoor living
In the Mount, how the sun works across the living areas and outdoor space matters. A sheltered, sunny north-facing deck is a real point of difference against a similar home without one.
Condition, renovations and consents
Buyers price condition, but they also price certainty. Work that was done well and consented properly is treated very differently from work with gaps in the paperwork.
Presentation on the day
Decluttered, well-maintained and photographed properly is not cosmetic detail — it changes how many buyers engage and how confidently they compare your home with the alternatives.
Competition and the current buyer pool
What else is available at the same time genuinely affects your result. An appraisal that ignores current competing listings is only half the picture.
Views and beach proximity are part of the conversation in the Mount, but only where they genuinely apply to the address. We would rather be straight with you about that than stretch a point.
How we build an appraisal
We look through the property with you
In person, at the home. We want to see the layout, condition, outdoor living, parking, storage and the things that photos never quite capture — plus hear what you know about the place.
We review relevant recent comparable sales
Homes that genuinely competed with yours: similar style, land and title, similar condition and similar street position. Relevance matters far more than counting how many sales we can find.
We look at what is competing right now
Current listings are the alternative a buyer can walk into this weekend, so we factor in what is available alongside what has already sold.
We account for what makes your home different
Renovation quality, aspect, views or beach proximity where it genuinely applies, garaging, and anything unusual about the site or title.
We give you the appraisal in writing
A written appraisal range with the comparable evidence behind it, so you can see the reasoning rather than just a number.
We talk through method, presentation and timing
Which method of sale suits your property and situation, what is worth doing before going to market, and how timing might play into your plans.
What you’ll receive
- A written range built on true like-for-like Mount sales rather than suburb averages.
- The Mount homes currently competing for the same buyers, and how yours compares.
- Where presentation will change a buyer's read of the home, and where spending is wasted.
- A method of sale matched to your property, your street position and your timing.
- Fees and marketing costs set out in writing, with no obligation to go ahead.
When is an appraisal useful?
- You are thinking about selling
- Even if it is a year away. Knowing the current range makes every other decision easier.
- You are planning or refinancing
- An appraisal gives you a current market read — but note that an agent appraisal is not a registered valuation, and lenders will usually require a registered valuer's report.
- You have finished renovations
- Once work is complete, it is worth understanding how the market is actually treating it.
- You are weighing up another property decision
- Buying next, subdividing, moving family members, or holding versus selling — a current figure grounds the conversation.
- You simply want a current local read
- Owners ask us for this all the time without any plan to sell, and that is completely fine.
Appraisal, online estimate or registered valuation?
They are three different things, and they are not interchangeable.
Agent market appraisal
Prepared by a licensed salesperson who has walked through the home. An informed opinion of the likely selling range, drawn from genuinely comparable coastal sales, your title and section, and what is competing with you now. Free, no obligation, and given to you in writing.
Online estimate
An automated figure built from available data. Nobody has been inside. It cannot see renovation quality, aspect, usable outdoor living or exactly where your home sits on the street.
Registered valuation
Prepared by a registered valuer, usually for a fee. Lenders commonly require one, and it can also be needed for some legal, tax or relationship-property purposes. Your bank, lawyer or accountant can confirm whether that applies to you.
General information only. It is not legal, financial or tax advice — check with your bank, lawyer or accountant about what your situation requires.
Appraisal questions we get asked
Is a property appraisal free?
Yes. Our appraisals are free and there is no obligation. We meet you at the property, do the comparable work afterwards and give you the appraisal in writing.
Does getting an appraisal commit me to selling?
No. Plenty of the appraisals we do are for owners who are simply weighing up options, or who want a current read before making another decision. If you decide the timing is not right, that is a perfectly normal outcome and we will not chase you.
How accurate is an online estimate?
An online estimate is an automated figure generated from data, not from someone who has stood in your home. It can be a reasonable starting point, but it does not see your renovation quality, your street position, how the sun tracks across your outdoor living, or what is competing with you right now. Treat it as a rough anchor rather than an answer.
Do I need to renovate before an appraisal?
No — and we would rather you talked to us before spending money. Some work genuinely pays its way at sale time and some does not. It is much easier to advise on that when we have seen the home as it is.
Is an agent appraisal the same as a registered valuation?
No. An appraisal from a licensed salesperson is a market appraisal — our informed opinion of the likely selling range, based on relevant recent comparable sales and current competition. A registered valuation is prepared by a registered valuer and is the document lenders and some legal or relationship-property processes usually require. This page is general information only; check with your bank, lawyer or accountant about what they need.
What should I have ready?
Anything that helps us understand the property: the title if you have it, records of renovation work and consents, recent maintenance, insurance details, and any information about the section or boundaries. It is not a test — bring what you have and we will work through the rest.
How often should I update an appraisal?
Market conditions and the homes competing with yours change over time, so an appraisal is a point-in-time read rather than a permanent number. If you are actively planning, it is worth refreshing it as your timeframe firms up or after you have done meaningful work to the property.
